Footprint sets the sheet count, but pitch and shape set the labour. Steeper roofs and complicated layouts with valleys, hips and multiple ridges take longer to strip and sheet safely.
Clear all-round access keeps costs down. Restricted yards, working livestock, fragile structures, nearby buildings, power lines or the need for full scaffold, MEWPs or crane lifts all add planned time and equipment.
Asbestos cement sheets are the common case and are normally non-licensed work to HSE standards. Broken, perished or fragile sheets need more controlled handling; if a survey shows licensed material, licensed specialists from our panel carry that element.
Sheets, ridge caps, gutters, debris and contaminated underlayers are double-bagged or wrapped and removed by registered waste carriers. Disposal is charged by tonnage, so roof layers, sheet thickness and any concealed waste move the figure.
The new roof is typically the larger half of the budget. Single-skin steel, insulated composite panels, Big 6 fibre cement and Anticon-backed box profile steel each perform differently on warmth, condensation and lifespan - and are priced accordingly.
